Hey everyone, Sam here, your voice in Phoenix real estate. Today, I want to go over a few reasons why getting a home inspection is so important. As a buyer, you want to get a home inspection 100% of the time, every time. There are a lot of reasons an inspection is worth it, so let me walk through the ones that matter most.
1. Peace of mind. When you get a home inspection, you know exactly what’s going on with the home. A good inspector checks every single thing, so you know precisely what you’re walking into before you commit.
2. Understanding the real costs. An inspection tells you what kind of costs are involved in the things it uncovers. For instance, if the home needs new plumbing under the house and that’s going to run you $10,000, this is your chance to find that out. If you don’t have the financial bandwidth for that kind of work, or you simply don’t want to take it on, you have an opportunity to cancel the contract and get your earnest money back. That’s exactly why you need a home inspection in the first place, so you’re never blindsided by a bill you didn’t see coming.

3. Your negotiating power. An inspection gives you the opportunity to present your findings to the seller. You can go back and say, “Hey, can you come up with some money here? Give us a credit, fix the things we’re asking for, or meet us somewhere in the middle.” You can push to reduce the price, get a credit, or have the seller repair the pipes or whatever it is you’re asking for. And if you can’t come to an agreement, you can cancel the contract and get your earnest money back that way, too. That protection exists because the inspection contingency lets a buyer walk away and recover their deposit when the results aren’t acceptable.
Those are just a few of the reasons a home inspection is so critical as a buyer, and it’s why I always recommend one to my clients.
