One of the questions I get asked most often is where you get the best return on a remodel.
It’s a fair question, and the answer depends on what your house looks like. But if I had to point you in one direction, it would be the kitchen every time. Here’s why.
Kitchen vs. primary bathroom. The two most common remodels that give you the best return are the kitchen and the primary bathroom. Both are high-dollar projects, so budget matters.
But if you had to pick one, the kitchen wins. It’s where everyone spends the most time, the first thing buyers look at, and the room people want to feel the nicest in. Not everyone will see your primary bathroom, but everyone will spend time in your kitchen.
What to focus on. You don’t have to gut the entire room to make a big impact. The updates that move the needle most are the countertops, the cabinet color or finish, and the appliances. Updating the counters, painting or refacing the cabinets, and swapping out dated appliances can completely change the feel of a kitchen without a full tear-out.

What it costs and where it adds up. A typical kitchen remodel can run anywhere from $5,000 to $50,000, depending on the kitchen size, scope of work, and especially the materials. That’s where costs get out of hand. Imported Italian marble will cost significantly more than granite or quartz. Ripping out cabinets entirely and replacing them is a much bigger expense than painting or refacing what you already have. The smart move is to consult with someone before you commit so you can figure out what’s actually cost-effective for your situation.
The return is real. Kitchen remodels consistently deliver one of the highest returns on investment in remodeling. It’s hard to pin down an exact number because it depends on the finishes and the style, but generally you’re looking at $1.20 to $1.50 back for every dollar you spend. That’s a strong return, and it’s one of the reasons I always point sellers toward the kitchen first.
