A modern kitchen can catch your attention, but it shouldn’t drive your decision. The things you can’t change, like location and lot size, should always come first.
When you’re searching for a new home, it’s incredibly easy to get swept up in the excitement of “shiny” features. We all want the latest design trends and high-end finishes, but in a fast-moving market like Phoenix, focusing on the wrong things can lead to major buyer’s remorse.
Understanding the difference between your must-haves (needs) and your wants is the most important step to avoid buyer’s remorse.
Identify your must-haves. Must-haves are the “bones” and the “roots” of the property. These are the elements that you either cannot change or would require an enormous investment to alter. When you are buying, you really have to focus here.
Key must-haves include:
● Location. You can renovate a kitchen, but you can’t move a house to a different neighborhood or school district.
● Lot size. Whether you need a large backyard for pets or a low-maintenance space, the land itself is a fixed asset.
● Square footage. Adding an addition is costly and sometimes impossible due to zoning. Make sure the footprint fits your lifestyle.
● Garage space. Whether the home already has a garage or has the potential for one, this is a structural necessity for many.
Identify your wants. Wants are the cosmetic features that make a home feel “special” or “modern” right now. While they are nice to have, they are ultimately temporary.
Common wants include:
● Quartz countertops. These are beautiful, but they can be installed in almost any kitchen later on.
● New flooring. Carpet, tile, and hardwood can all be swapped out to match your personal style after you move in.
● Paint and fixtures. These are the easiest and most cost-effective changes you can make.
In today’s challenging market, you may not find a home that checks every single box. If you focus too much on cosmetic “wants,” you might overlook a home with perfect “must-haves” simply because the floors are dated, or the counters aren’t your favorite color.
Remember: You can change the aesthetic, but you can’t change the location. Weigh the two carefully to ensure you get the best long-term option for yourself.
