Two approaches to the buy-and-sell timing problem, and how to know which one your situation calls for.
Buying and selling at the same time is one of the most common timing problems I get asked about. Here’s how I think about your options.
Buy first, if you can. If you’re able to buy before you sell, do it. It’ll greatly help your chances of getting the home you want.
If you need to sell first to buy, make your offer even stronger than you normally would. You’re asking a seller to work around your timeline, so the rest of the offer has to make up for it.
Sell first, then rent. The other option is to sell your home first and then rent while you find the home you’ll buy. And it doesn’t always mean moving twice. Oftentimes, buyers will allow a leaseback or something similar, so you can stay in the home and rent it back from them after you sell, while you find your next house.
Which path makes sense depends on your situation, and it’s worth talking through before you list or start looking.
