Location and square footage are hard to change. Countertops aren't. Here's how to weigh your must-haves against your wants.
When you’re buying a home, one of the most important things to get straight early is the difference between your must-haves and your wants. It sounds simple, but in a fast-moving market, it keeps you focused on the right home instead of the prettiest one.
Focus on what you can’t change. Your must-haves are your real needs, the things that are difficult or impossible to change after you buy. That’s location, lot size, square footage, and whether the home has a garage or at least the potential to add one. These are the features worth holding firm on, because no amount of budget fixes a house that’s in the wrong spot or too small for your life.
Wants are the cosmetic stuff. Wants are the items you can change down the road, like quartz countertops or new floors. They’re worth wanting, but they shouldn’t drive the decision, because you can always update them later. When a home checks your true needs but falls short on a finish or two, that’s usually a home worth pursuing.
“Focus on what you can’t change later; the countertops can always come after.”
Weigh the two before you buy. Especially in a fast market, take a moment to weigh your must-haves against your wants and make sure you’re getting the best option for you. Having that priority list clear in your head helps you move quickly and confidently when the right home comes up.
